Frequently asked questions about industrial buildings
Short, direct answers to the questions we hear most. If yours isn't here, get in touch.
Price
How much does it cost to build an industrial building in Spain?
It depends on size, height, panels and services, so the price is on request: we give you a fixed price once we have reviewed your project and your plot. Land and foundations are not included.
What is the price per m² of an industrial building?
Price on request. The larger the building, the lower the price per square metre, because fixed design, transport and erection costs are spread over more area. We fix the exact price once we have reviewed your project.
What does a turnkey price include?
Design, steel frame, sandwich panel roof and walls, roof lights, gutters, one sectional door and one personnel door, transport, erection and site supervision. Foundations, slab, fees and interior services are quoted separately.
Is a prefabricated building cheaper than traditional construction?
Usually yes. The frame is made in the factory and erected in weeks, which reduces on-site labour and time. The price is also fixed before work starts.
Permits and timelines
Do I need a building permit for an industrial building in Spain?
Yes. An industrial building needs a major works permit (licencia de obra mayor) from the town hall, with a design signed by a qualified professional. The business activity also needs its own opening or activity permit.
How long does the building permit take?
It depends on the town hall: from a few weeks to several months. We submit a complete design from day one to avoid delays from information requests.
How long does it take to build an industrial building?
Once the permit is granted, a standard building is manufactured in about 4 to 8 weeks and erected in 2 to 6 weeks, depending on size. The exact timeline is fixed in the contract.
Technical
What is a sandwich panel?
A panel made of two steel sheets with an insulating core of PIR, PUR or mineral wool. It is used for roofs and walls because it insulates, is light and is very quick to install.
What fire regulations apply to industrial buildings in Spain?
The Fire Safety Regulation for Industrial Establishments (RSCIEI), approved by Royal Decree 164/2025 and in force since 10 May 2025. Based on the activity and its fire risk, it determines how the building is divided into fire compartments, how the structure and materials must perform in a fire, and which protection systems are required. We apply it in the design of every building.
PIR or mineral wool sandwich panels?
PIR insulates better with less thickness; mineral wool is non-combustible and is chosen when fire regulations require it or the activity has a high fire load.
What clear height can a building have?
Our standard models have 5 to 9 metres clear under the beams, and we can adapt it to your use. The maximum height is set by the planning rules for your plot.
Small industrial units
What are small industrial units (naves nido)?
Small units, typically 100 to 300 m², grouped in one building with separate entrances. They are built to rent out or sell unit by unit.
Can small units be sold individually?
Yes, if the building is registered as a horizontal property before a notary. We design it from the start so each unit is independent.
Working with us
Which areas do you cover?
We focus on Alicante, Murcia and Valencia, with an office in Calp (Alicante). For projects in other provinces, ask us.
What do you need to give me a quote?
The plot location, approximate size and building use. With that we give an indicative price; with the planning data and a site visit, a fixed-price quote.
Do I have one point of contact?
Yes. A Tecnaves project manager is your single point of contact from design to handover.
